The principals at Red Door Investing have been executing 1031 Exchanges for over half a decade. In that time, they have purchased both private homes and multi-family properties. And by utilizing the development of ADUs on those properties, they have created positive cash flow on every project they have purchased. 

Red Door is now offering their experience to individuals looking to sell their property and enter a 1031 Exchange. Red Door’s program is comprehensive, from analyzing and locating properties, to renovations and/or construction of ADUs, to property management if so desired by our clients.

The first step in our process is to understand our client’s current income goals for their new property. How much are you rolling over in your exchange? How much cash flow are you hoping for? Through this conversation, we can decide if a single-family home or small building is right for you. We then build models based on your goals and the current housing market. If the models we build meet your goals, Red Door locates properties that fit that model and begin the acquisition process. 

Once escrow has closed, we immediately begin the construction phase of the project, drawing plans and pulling permits. Red Door then supervises every aspect of construction keeping our clients regularly  informed of all important information. Construction and renovation usually take 3-6 months depending on the locality and the length of time it takes to get permits.

When construction is complete, our clients have the ability to either take over the property themselves, or have Red Door manage the property. Once again, our services are all-inclusive, from hosting open houses and processing applications to find the right tenant, to responding to maintenance calls and producing monthly reports.
